Briefing & Concept

Our first and perhaps most important stage is briefing and concept. In this process, we will meet with you on-site if possible to learn about you, your project and your budget. From this initial meeting, we develop initial sketch plans and mood boards with the aim of capturing your needs and tastes Once this has been agreed we develop a final concept package and present this to you.

Design Development

Once the Concept Presentation has been agreed we begin our Design Development process. We will present and issue this to you at various agreed stages to ensure that your project's design is on track. We strongly recommend that you engage a builder during this phase and we will lease with them in the process to ensure that the project construction budget is on track and make amendments where required. During this stage, we would also work and coordinate with any specialist consultants where needed, some examples of this would be lighting designers, mechanical designers(heating/cooling), electrical, etc. At the end of this phase, we will issue you a set of agreed design intent documents. If you do not have a builder on board this set can be issued to prospective builders for initial pricing.

With the design development drawings signed off, we proceed to documentation where we will finalise finishes and equipment selections and develop a design intent package for your builder to finalise pricing and use as required for the interior fit-out. It is also not unusual for us to participate in value engineering at this stage where will work with you and your builder on managing potential cost overruns via substitutions and other design amendments based on your priorities.

Construction Observation

This stage happens once the builder is on site. During this phase, we will respond to any RFI’s that the builder might have regarding the design or unforeseen site conditions. We will also review joinery shop drawings and conduct site visits to ensure the design intent is being met by the construction team.
